W Residences offer access to all W Hotel services

One of the big benefits of purchasing a condo in the W is that you have access to all the hotel services to your condo. The W has amazing services offered to its owners. They have 24 hours concierge services available, 24 hour valet parking and 24 hour room service. They certainly go above and beyond the normal level of expectations. For example, not only will they park your car, but they will bring your groceries up to your home. When you wake up and leave for the day they can great you in the lobby with your favorite cup of coffee if you so desire. Busy at work and can’t take your dog out? Not to worry, they will take your dog out for you. If you are running late, order up dinner and you can simply lay the dinner out on the kitchen table when you get home. So although the HOA fees are relatively high, at $0.60 per square foot, they are not the highest in town and they have a plethora of services to account for it.

Be a part of all the action with a sense of privacy

One of the fallbacks in most condo hotel buildings is that you essentially are living in a hotel, and you can never turn off all the activity. However, the developers did a great job of separating the condo and hotel components, allowing home owners to be a part of all the action when they choose but at the same time having a sense of privacy and separation when they choose it. You will find separate entrances, separate concierge desks, and separate elevators for the hotel guests and the home owners.

By simply going downstairs you can walk out of your elevator into some of the best bars and restaurants that Austin has to offer. In the building you can find several different bars, each offering a different atmosphere and ambiance, allowing you visit the bar and have the experience that fits your mood. The restaurant in The W is called Trace, which has an excellent modern Texas cuisine. In addition to the bars and restaurant in the building, you are located on Austin’s famous 2nd street district, allowing you instant access to countless shops, bars and restaurants such as Cru, Taverna, Coal Vines, Malverde, Malaga and La Condesa.

Amenities at the W

The amenities in the building are phenomenal. The fitness center is one of the largest in all of the condo buildings in downtown Austin. The fitness center includes a yoga studio, cardio equipment, free weights and punch bags. Next to the gym you will find a full service spa, offering a variety of spa treatments. The home owners have their own private salt water pool if you want a little more peace and quiet, or you can head over to the hotel pool if you want to have a little more activity. The ability to order a poolside meal or cocktail is an added perk that you don’t get in most condo buildings!

The building is a total of 36 stories with a top height of 433 feet. It consists of a total of 159 condos and the hotel has a total of 251 rooms. It was designed by Andersson-Wise and Boka Powell Architects. The developer of the project was an Austin based company called Stratus Properties who then later partnered up with Canyon-Johnson to help complete the project. The building started their sales in 2007 and completed their construction in 2011. The pool is located on the 4th floor, along with the fitness center and spa.

Views from the W

The 1 bedroom units range in size from 641 – 1,169 square feet. The 2’s range from 1,524 – 2,155 and the 3’s range from 2,330 – 3,498 square feet. There are Penthouses available on the top floors with floor plans ranging from 3,147 – 4,255 square feet. The condos essentially face north or south, you can choose a view that faces north or south. The north will offer views of most of downtown including The Capitol Building, the Frost Building and the UT Tower. With the south you can expect peaceful views of Lake Austin, the beautiful Long Performing Arts Centers and the countless acres of Zilker Park.

Also downstairs you will find the Moody Theatre, which has now become the new home for Austin City Limits premier shows. Moody Theatre will seat roughly 2,700 people and will host up to 100 events a year. Residential owners can take advantage of preferred access to the theatre, allowing you to always have the best seats in the house.

W Green Building Efforts

The Residences at W Austin is a green building. Consideration was taken in the selection of environmentally friendly, non-toxic building materials. The developers salvaged and recycled over 70% of the construction waste. Most of the construction materials came from within 500 miles of the construction site. Much thought was put into various items to make sure that the building was built as efficiently as possible, while being continuously environmentally sustainable into the future. The building uses high efficiency plumbing fixtures, using 30% less water than comparative buildings. The landscaping uses native plants that require less water; collectively the green space will use about one fifth of the water needed in a comparable building. The residences use less energy by using energy efficient lighting and energy efficient windows. Energy Star rated appliances are included. The result of this is that The W Austin is LEED Certified with a Silver Accreditation from the Green Building Rating System of the U.S. Green Building Council.
