ABOUT SPRING CONDOS

Corner a great view!

Spring Condos is a point tower, which is a tall slender high rise tower that makes very efficient use of space. There essentially are no long hallways; the condos simply surround the elevator shaft. Some of the benefits of this is that the building does not take up a lot of the space downtown, allowing for more sunlight into the downtown area and less unobstructed views. Also, more than half of the condos in the building are corner units, therefore a far higher percentage of the condos offer more diverse views of Austin.


Location of Spring Condos

The location of Spring Condos is amazing. Downstairs you will find Pure Austin Fitness, Austin’s leading downtown fitness club. You can actually go downstairs and walk directly into to Pure Austin Fitness without even going outside. The only downside is that now you are out of excuses for going to the gym. Also downstairs you will find Starbucks for a casual meet up or a great way to kick start your day simply grab a coffee on the way to work. Across the street on the north side is Whole Foods’ flagship store and corporate headquarters. It is the largest Whole Foods in the country and has 11 different restaurants inside where you can grab breakfast, lunch or dinner. One of my favorite things is you can have like cooking lessons with a professional chef. They literally lay out all the ingredients in front of you and instruct you how to cook the meal step by step. Then, when you are done, you can enjoy the meal right there with a glass of wine. There is a lot of retail in the area, such as Book People, REI, and West Elm to name a few. A few blocks to the south and you are on the Austin Hike and Bike Trails that will take you around Lady Bird Lake. You can also walk over the Pflugerville Pedestrian Bridge that will take you across the water to the south shore.


Designed by Foad Rafii & developed by Constructive Ventures

The Spring Condos was designed by a famous Architect, Foad Rafii. His architectural firm, Rafii Architects Inc, is based out of Vancouver. It has been said that he has been one of the most influential architects in Vancouver and has essentially help shape the Vancouver Skyline. Rafii pays special attention to creating a building that makes best use of space and is harmonious with nature. This led to Spring being among the first high rise residential buildings in Austin that was awarded a Green Rating by the Austin Energy Green Building Rating System. Efforts were made to use products close to the building site, recycle the waste from the site, use low emitting materials, for better health and comfort. You will notice a substantial drop in your energy and utility bills while conserving natural resources. The Developer was a local Austin based company called Constructive Ventures. They have had lots of experience in Austin and have successfully developed The Pedernales, Saltillo Lofts, Este and BartonPlace. The construction was done by Hensel Phelps Construction who started in 2007 and finished in 2010.


434 feet, with a total of 43 floors

The building tops off at a total height of 434 feet, with a total of 43 floors. Springs floor plans are a little more efficient than some of the other buildings in town. The 1 bedroom condos range from 565 – 980 square feet, the 2’s from 983-1,444 square feet and the 3 bedrooms range from 1,603-1,704 square feet. The entire top two floors is a Super Penthouse that is still available for sale. It totals over 8,000 square feet and has a complete 360 degree view of Austin since it is the entire top floor. Spring Condos is one of the few condos downtown that offers 3 bedroom floor plans!


The building offers great views. To the north and east you can see downtown Austin, including UT Tower, the Capital Building, Frost Tower, The Austonian, and The W. To the east and south you have downtown views and great water views of Lady Bird Lake. The west views are a little more tranquil and offer water views, the rolling hills of the hill country and beautiful sunsets.


Spring Condo amenities

The amenities are located on the 5th floor. My favorite amenities feature that Spring has to offer is that it has 2 guest suites that you can reserve for when you have friends or family come and visit. It is the perfect way to have them come and stay “with you”, without actually staying with you. They can be reserved up to 3 months ahead of your reservation date and it will run $75 dollars a night. The pool has good quality pool furniture and a nice outdoor kitchen with gas grills. You will also find a fitness center on this floor but it is rather small. The small fitness center is not much concern since the building is connected to Pure Austin Fitness, however if Pure Austin was not there it may be a disappointment to owners who work out regularly. The club room is large and spacious and includes an open kitchen area for entertaining. Connected to the club room is a private dining room that is perfect for private dinner events. The dining room has its own private chefs kitchen. Perfect if you would like to hire a chef to cater your event or it can even simply be used to stage your food between courses. You will also find a small reading room/library; a very elegant and enlightening touch to the amenity floor. Spring also has 24 hour concierge services located in the main lobby.


Spring Condo features

The building has a maximum of only 8 units per floor, so you certainly have a sense of privacy and peace in the building in comparision to some of the larger buildings in Austin. The elevators have controlled access, so owners can only their floors. Another unique feature is that The Spring is one of the few condos in Austin that offers operable windows. Also for owners that like to cook, it is also one of the few on a short list of condos that offer Gas Cooking and also vent hoods that vent to the outside, so you can cook all you want and not have any smoke and smells linger in the home. You can expect granite countertops in the kitchens and bathrooms and modern glass subway tile backsplashes in the kitchen. Typically, the condos have wood floors in the main areas and then carpet in the bedrooms and tile in the bathrooms. The condos have a full stainless steel appliance package and most allow for full size washers and dryers (the smaller floor plans require stackable units). The building does not have any trash chutes, they operate with a valet trash service. You will place your trash outside your front condo door at designated times and the valet services will simply pick it up from your front door. Although this is really convenient and makes taking the trash out super convenient, it can be annoying to arrive home just prior to pickup time to see the trash bins in the hallway.


If you are looking for a smaller, efficient, well priced condo in downtown Austin, Spring Condominiums is one of your best bets! The location offers a very “livable” location with direct access to Austin’s best fitness center, grocery store, coffee shop and walk directly down onto the waterfront trails.
