Este is a 4 story, mixed use, mid rise development located on the east side of downtown Austin. The first floor is retail and office space and then the upper 3 floors are flat or loft style condos. There are a total of 66 condos in the building.

Residents at Este are typically buyers who want a location close to downtown, however at a more affordable price. Although not downtown, Este boasts a walk score of 85, and there certainly is a lot within walking distance. It is perfectly situatied in the vibrant Central East area. Positioned right on 6th street, it gives its residents access to all sorts of entertainment like lounges, coffee shops, restaurants, grocery stores and parks.

The developer for Este is a very successful local developer, Constructive Ventures, who subsequently developed BartonPlace and Spring. The Architect for the development was Hailey Johnson Architects. The project was started in 2006 and finished in 2008. Total project budget was $14 million.

Low HOA Fees

Due to the small size of the building, Este does not have many amenities. No pool, concierge or gym. The benefit of this is much lower HOA fees. The HOA fees run at roughly $0.18 cents per sq ft. This is less than half of the average HOA rate in Austin. Again, this makes the building very attractive for residents who want to be close to downtown while keeping their costs low.

Green Certified

Este is a “Green Building” certified by the Austin Green Building Council. The property has a rain water capture system, high efficiently Low E windows, energy star appliances and was built with consideration to environmentally sensitive materials.
