Just South of Lady Bird Lake

Bridges on the Park is located on the south shore of Lady Bird Lake. Even though it is not in downtown Austin, you can simply walk over the Pflugerville Pedestrian Bridge and be in downtown within a couple minutes. It is the perfect fit for someone wanting a little more square footage, at a good value, while maintaining very close proximity to downtown. Bridges on the Park finished construction in 2008 and has a total of 6 floors, with a maximum height of 61 feet. 1-3 Bedroom Condos

The HOA fee is $0.43 per sq ft. This is a pretty standard and fair HOA fee and includes sewer, trash, property maintenance and upkeep, common area maintenance and cleaning, 24 hour concierge services and an onsite building maintenance supervisor.You will find 1 and 2 bedroom condos; there are no 3 bedroom condos at Bridges on the Park. The floor plans are larger than most condo buildings downtown, probably since it was built on the south side of the water, the land cost was a little lower and the developers could afford to build slightly more generous floor plans. The 1 bedroom condos range in size from 862 to 897 sq ft. The 2 bedroom condos range in size from 1,349 to 1,645 sq ft. The east and north facing units have great views of the downtown Austin skyline and look over the beautiful greens of Butler Park Golf Course, a 9 hole, par 3 course.

Plenty Within Walking Distance

Although you are not in downtown, there is plenty within walking distance. The first floor retail includes Lift Coffee Shop and Café, W3ll Skin Spa, Bows and Arrows, Spartan Boutique, Hill Country Running, and Viva Day Spa. Also, surrounding points of interest would be Taco Cabana, aggi House, Coffee Bean and Tea Leaf, Schlotzki’s Deli, Caravel Ice Cream, and the Zack Scott Topfer Theatre, Butler Park Pitch and Putt. The interiors of the condos have a great finish out. The units came standard with wood flooring in the kitchen, dining and living area. The bedrooms have natural fiber carpeting and the bathrooms have travertine tile.

Right on the Hike and Bike Trails

Although small, the building has a fitness center if you need a quick work out, or you can simply walk out onto the Austin Hike and Bike Trails. Like most Austin condos, Bridges on the Park is pet friendly, and you can have up to 2 pets, with a few breed restrictions in place. The parking for the building is private to only the condo owners and is underground, beneath the building. The parking spaces are assigned, and you will get 1 parking space per bedroom (1 bedroom condos come with 1 parking space and 2 bedrooms come with 2 parking spaces). The parking garage has a limited number of storage units; during the initial sales of the property buyers could purchase a storage unit along with their condo, so some have storage units and some don’t. The underground parking also has bicycle storage units available.
