Walk to everything you need

BartonPlace Is located just south-west of downtown Austin, next to Zilker Park. It is perfect for people who want to live downtown Austin, without actually living in it. You are still a minute or two from downtown but have a much more private, peaceful and relaxed lifestyle. The buildings and streets are replaced with green space, trails and water; perfect for the outdoor enthusiast. Surrounding BartonPlace there is plenty to do. The developers built a hike and bike trail along the east side of the property and then deeded it back to the city upon completion. Now BartonPlace owners can literally step out directly onto the hike and bike trails and walk down to the water front. The Austin Hike and Bike Trails have over 13 miles of trails that go around Town Lake, perfect for walking, running or biking. BartonPlace also has kayak and canoe storage in the underground parking, so you can grab your kayak or canoe and head out on the water, what a great way to start your day!


On the south side of the property you will find what Austinite’s refer to as “Restaurant Row”, since there are dozens of restaurants in a row. Although you don’t live downtown, you can still walk to everything you need. From a small local grocery store, coffee shops, restaurants and bars and even a movie theatre. A few of the most popular restaurants would be Austin Java, Uncle Billy’s, Chuy’s and Shady Grove. Once you are done eating and need to work it off, you can head out to Zilker Park or the green belt for some exercise. The green is about 8 miles of trails that start at Zilker Park and run up along the Barton Creek. The trails are really beautiful, you run through heavily wooded areas alongside the river and certainly don’t feel like you are anywhere close to a city. On the green belt you can also go rock climbing, mountain biking, kayak or tubing. Right next to Zilker Park is Barton Springs Pool, a very popular spring fed local swimming hole.


6 buildings, 6 stories

BartonPlace consists of 6 buildings and all are 6 stories tall with a maximum height of 75 feet. There are a total of 270 condos on the property. There are 3 buildings on the east side and 3 buildings on the west side, and in-between the two rows of buildings you have a long linear courtyard space with grass, trees, and amenities. The salt water pool is located in the center of the property and it is heated to 82 degrees year round. The salt water is a really nice touch (a lot healthier for your skin) and a good indication of the level of quality you can find throughout. Alongside the pool is an outdoor gas grill/outdoor kitchen. On either side of the pool you will find the fitness center and club room. The fitness center is a little disappointing; it is very small and does not hold a lot of equipment, so don’t cancel your gym membership. The club room has a small kitchen, dining area and lounge area. You can reserve it for movie nights, parties or private events.


BartonPlace amenities

Four of the six buildings have rooftop terraces (the four south buildings) with outdoor lounges and gas grills. These are great for heading up for the evening to grill out or heading out there in the morning with a cup of coffee and a newspaper. Just north of the pool you will find a magnificent 300 year old native pecan tree. The developers decided to essentially build the entire project around the tree in order to preserve it and it really adds a special touch to the property. Below the tree there are benches and grills and you can hang out under its shade and watch the squirrels run around while you get together with friends and neighbors. Two additional amenities that are unique to BartonPlace are a community garden and a private dog run. Next to the 300 year old Pecan Tree there is a community garden that home owners can reserve a plot and use it to grow anything from flowers, vegetables to herbs for cooking. On the entire western side of the property the developers put in an 8 ft wide dog run that goes the entire length of the property. There are several access doors to the dog run, making it a very pet convenient property. BartonPlace also has a guest suite that you can reserve for guests; this has been very popular among the residents. There is Wi-Fi throughout the pool and lounge areas. The HOA fee is $0.40 per square foot.


Convenience at BartonPlace

The parking for the property is all underground. This really makes the property look very aesthetically pleasing since you are not seeing a large parking structure on site anywhere. Homeowners will enter on the north side of the property and then go down to their parking spot. From their parking spot they can jump on their elevator and head on up to their home. Each building has its own elevator and you can grab your mail as you enter the elevator; each buildings mail center is located in front of its elevator lobby. There are also private storage units in the underground parking and community kayak/canoe and bicycle storage rooms. Although there is no concierge service or main lobby, there is a guard house that is located at the parking entrance. This guard house is staffed 24 hours a day and you can pick up any packages or deliveries as you enter the parking garage.


Designed by Boka Powell and developed by Constructive Ventures

The architect for the property was Boka Powell and they did an excellent job with the design. They call it “Hill Country Modern” and managed to combine the old look of stone and the modern look of glass and metal to create a very beautiful, harmonious building that looks like it will last forever. The project was developed by Constructive Ventures, a local Austin based company that has delivered many successful condo projects in Austin. For the construction they selected White Construction, and although there were several delays with the construction along the way, the final product delivered was well worth the wait. BartonPlace is also a Green Building, certified by the Austin Green Building Program. Construction started in 2006 and was completed in 2010.


BartonPlace condo interiors

The interior finish in the condos is superb. You will find solid wood cabinets, Bosch stainless steel appliances, granite countertops and designer fixates. There were three different color palettes to select from when the condos were originally purchased, so you will find a variety of wood, granite and paint colors. The colors and finish was very clean and tasteful, while still staying very neutral. The standard finishes include wood flooring in the living area, carpet in the bedrooms and travertine tile in the bathrooms. Some buyers upgraded the wood floors to be included in their bedrooms as well. The bathroom finish is amazing, with travertine throughout, granite countertops, designer sinks and faucets. One downfall with the floor plans is that closet space and storage is a bit tight; be prepared to downsized and simplify if you live at BartonPlace. With the exception of the closets and storage, the condos generally are very spacious and feel very open. They have floor to ceiling window, operable windows and every single condo has a balcony. For the chefs out there, this is one of the few condos in town that offer gas cooking and vent hoods that vent to the outside (the majority of condos tend to have electric cooktops).


1, 2, and 3 bedroom condos available at BartonPlace

You will find 1, 2, and 3 bedroom condos, so there is a wide variety of size and floor plan selection available. The 1 bedrooms range in size from 681 to 822 square feet. The 2 bedrooms range from 937 to 1,138 square feet. The 3 bedrooms range from 1,520 to 1,740 square feet. There top floor (6th floor) units are penthouse units. Although they have the same floor plan as the units below, they have much taller vaulted ceilings and most were finished with some additional upgrades. The exception to this is the two northernmost penthouses, both of which have beautiful views of downtown Austin; these two floor plans are unique. Both are 2 bedroom, 2 and ½ bathroom floor plans that are 1,597 square feet.
