Best selling condos in Austin

The 360 Condos are certainly the best selling condos in Austin. Without question, the two factors that lead to this are location and value. The building is located perfectly in the center of all possible destinations. Walking distance to the east you will find yourself in the Warehouse District with all the restaurants and a little further you are on Congress Ave with all the office buildings.


360 has two separate entrances on the main level, the main entrance being on the south side on 3rd Street. The second side entrance is on Nueces Street. The majority of the views will be either east or west. The east views will face downtown Austin and give you views of the UT Tower, The Capital, Frost Bank, The Austonian, The W and Lake Austin. The views to the west will offer a little more peace and privacy, looking over the rolling hill country, Lake Austin and Zilker Park.


Walking distance to everything

Living at 360, you are walking distance to Whole Foods and Pure Austin (Austins best downtown gym). Couple blocks south and you are on Lake Austin. A little to the south east and you are in the up and coming 2nd Street District, fill with countless shops, food and entertainment. So all in all, 360 is one of the few high rises in Austin that puts you literally in walking distance to everything. At the Austonian, Four Seasons and The W (all located more to the east) you are too far to walk to Whole Foods or Pure Austin. At Spring you would be too far to walk to work on Congress Ave. That been said, 360 is the most centrally located condo building in Austin.


On the first floor you will find a small urban grocery store called Royal Blue. This makes it so convenient to simply head downstairs to get milk, eggs, bread or any other small grocery item. Royal Blue has high quality food and an excellent wine list. A little more expensive than your normal grocery store but the premium is certainly worth the convenience. You will also find everything from retail, food, bars, restaurants and even an art gallery.


What you get for the money

Regarding the value, there is no building that you get more for your money. The three highest end condo buildings in town are The Austonian, Four Seasons and The W. The very next best condo building, in terms of finish out quality, the size and quality of the amenities, level of cleanliness and upkeep is most certainly the 360. The big difference is that The 360 is almost half the price of those three!


Concierge services at 360

The building has 24 hour concierge services. As you enter the building on the 1st floor you will find the mail center. It has two separate entrances on the main level, the main entrance being on the south side on 3rd Street. The second side entrance is on Nueces Street. The amenities are located on the 9th floor. The club room is very large and can be reserved for private parties or events. There is no fee for this, just a security deposit that will be returned provided nothing is damaged or missing. The club room will host up to 75 guests, has a bar area and staging kitchen for any catering services. The concierge desk will help coordinate a bartender or caterer for the evening, so that you don’t have to serve any drinks or be concerned with the food and can just relax and enjoy your party. The club room has built in speakers throughout, allowing you to plug in your iPod and have great music while you entertain.


360 Condo amenities

360 also has a movie theatre that can be reserved for private showings or even business presentations. This is certainly a big hit for UT football games. As you walk out onto the pool deck, the first thing that you will notice is a large outdoor lounge with a fireplace and plasma tv. This is perfect for heading down in the evenings with a bottle of wine and just hanging out on the deck with friends. To the right is also a “water garden” which is a small outdoor lounging area with a water fountain in the center to set a relaxing ambiance. The pool is long and narrow, allowing you to swim laps if you so desire. Around the pool is plenty of seating, and you will also find 3 large pool cabanas that can provide a little shade. The cabanas are perfect if you plan on being at the pool for a large part of the day. The pool also has 2 outdoor kitchen areas with gas grills, which is perfect to bring your food down and grill out on the weekends. The entire amenity deck has wireless internet.


Cancel your local gym membership

The gym is located on the 10th floor and is larger than most buildings in Austin. Most people are happy to see that the building has a large gym that finally allows you to cancel your local gym membership without feeling like you can’t get everything done anymore. The gym has a small area for stretching, yoga and Pilates. You will find lots of cardio equipment, including elliptical machines, treadmills and spin cycles. The gym also has free weights up to 75 lbs, which is higher than normal (most buildings only go up to 50 lbs).. The gym has wireless internet, built in speakers throughout (if you would like to put on some music) and all the cardio equipment has built in televisions. The only bad thing is living here you no longer have any excuses for not working out.


Private 17th floor terrace

The 17th floor has its own private terrace that includes a beautiful landscaping, outdoor lounge, gas grills and offers great views of downtown, including the Capitol. This 17th floor terrace is private and only accessible to residents who live on the 17th floor. When the building was originally sold, there was a $15,000 premium added to the condos sold on that floor for the private terrace. If this is something that you really want, you will have to wait for a condo on the 17th floor to pop up for sale.


562 feet, 44 stories

The building was developed in partnership between Atlanta based Novare Group and Austin based Andrews Urban LLC. Novare group built almost the exact same building in a few years earlier in Atlanta called The Spire. On this site in Austin, they were able to use the same plans (with a few alterations) which really saved them a lot of time and money with the design, architectural and engineering. This was an excellent move that help keep the cost of the condos down, saved a lot of time and allowed the condos to be delivered for sale in a shorter time frame. Also, with the success of The Spire in Atlanta, they knew that they had a product that people liked. For construction, the development team used JE Dunn Construction. They broke ground in June, 2006 and topped off the building in November of 2008. For a short period of time, The 360 was the tallest high rise residential building in Texas, being surpassed by the Austonian several months later. At 562 feet, 44 stories, it remains the second tallest residential building in Texas.


360 Condo floor plans & features

The building consists of only 1 and 2 bedroom floor plans (unless you purchased a penthouse on the 43th floor. The 1 bedrooms start at 714 square feet and go up to 852 square feet. The 2 bedroom condos start at 998 and go up to 1,280 square feet. The HOA is $0.41 per square foot. The2nd floor has guest parking and the residents have private parking from the 2nd through the 8th floor. The homeowner parking is completely private and is not shared with any office or retail in the building.


The only component of the building that could have been improved was the finish out inside the condos. The finish out is a little lower than you would expect from a building of this caliber. On the odd floors you find cherry wood cabinetry and on the even floors you will find honey maple cabinetry. You can expect granite countertops, stainless steel sinks, stainless steel appliances and tile backsplashes as standard finish. You will find that over the last year or two, many of the units have been upgraded and remodeled to include wood floors throughout and remodeled kitchens and bathrooms. Personally, I would rather pay a little less for the condo and then remodel to my taste, instead of paying a premium and not having everything be exactly how I want it.


Building security

The building has ample security; you will find security cameras everywhere from the garage, elevators to the public areas. And like most luxury condos, you need a key fob to access anything and everything. A nice extra touch is you will find TVs in elevator lobby of each and every floor, allowing you to catch up on the news while you wait for your ride. The elevators also have small TVs in them, that in addition to the news you will find a small ticker on the bottom of the screen that displays building updates and upcoming building social events.


Energy efficiency

The building is not a LEED Certified Building but did participate in the Austin Green Building Program. It has high efficiency glass windows that reflect most of the heat energy and includes Energy Star appliances. The building also runs off the Austin Chiller System (located on 3rd and San Antonio), so the air conditioning is very efficient and much more environmentally friendly. As a result you can expect to save 30-40% on your energy cost compared to a normal condo of a similar size.


Due to the excellent location and the fact that 360 is Austin’s best selling condo building, we chose to put our office in the first floor of the building as well!
